About Life Lease ownership

Ownership at St. Clare Villa is a unique arrangement. The title to the property remains under the Diocese of Victoria and each of the owners purchases a sublease for their unit at the market rate.

At time of disposition in future, the property is appraised and market rate is established. The St. Patricks Housing Corporation then purchases the unit from the owner at market rate (less administration fee of 15%).

Ownership costs

Each owner is responsible for their own utilities such as cable, telephone, internet, electricity (for heating, lighting, hot water and appliances) and owners may personalize and redecorate their homes.

A monthly common cost fee covers landscaping, janitorial and lighting and heating of common areas, elevator maintenance and overall building maintenance.

  • Can I renovate the unit to my liking?

Absolutely. Structural modifications or hard flooring must be approve prior to installation and plumbing and electrical permits must be taken out. You can paint or decorate as you wish however window coverings must be neutral in color in appearance from the outside.
