Sales update- August 2013

With the recent sales of suites 206 and 102 at St. Clare Villa, there have been 4 sales in 2013.  As a result, we are likely to exceed 2012's record of 5 resales in the complex.

Suites currently available for sale:

People often ask:  "why is everyone selling??".  I wondered, too, until it was brought to my attention that most of the original owners were in their 70s and 80s when the development sold out in 1999.  14 years later, their needs or circumstances have changed.

It is encouraging to see the activity in this fine complex.  Having experienced both strong and weak markets in the past 4 years at St. Clare Villa (there were no sales between 2001-2009), it is wonderful to see new owners enjoy the excellent location in quiet Oak Bay!

Living at St Clare Villa

Built in 1999, this 24 unit development features spacious suites on 3 floors.  Each home features living room with gas fireplace, dining area, complete kitchen with full sized appliances and storage room with laundry hook-up.  Each home has a deck with varying views depending on the exposure of the unit.  Mobility features include grab bars in the tub or shower and lowered light switches.  
There is a basement in the building with a room to recharge mobility devices and also separate assigned storage.  The basement also connects to the St. Patrick’s Parish Center for easy access during inclement weather.

About Life Lease ownership
Ownership at St. Clare Villa is a unique arrangement.  The title to the property remains under the Diocese of Victoria and each of the owners purchases a sublease for their unit at the market rate.
At time of disposition in future, the property is appraised and market rate is established.  The St. Patricks Housing Corporation then purchases the unit from the owner at market rate less administration fee of 15%.

Ownership costs
Each owner is responsible for their own utilities such as cable, telephone, internet, electricity (for heating, lighting, hot water and appliances) and owners may personalize and redecorate their homes.
A monthly common cost fee covers landscaping, janitorial and lighting and heating of common areas, elevator maintenance and overall building maintenance.

Is there a minimum age requirement?
One owner must be at least 55 years of age.
Are there additional services available?
There are no care services in the complex however owners may contract their own if required
Are pets allowed?
Yes, with approval
Is a parking spot included?
A parking stall is assigned if required at $10 per month
Is it mandatory to be a Roman Catholic or to be a member of the Parish to purchase?
Not at all.  All are welcome.
Can I sell the unit to whomever I wish or will it in my Estate?
The St. Patricks Housing Corporation must purchase the unit at market value less administration fee.  Units cannot be willed in Estates.
Can I renovate the unit to my liking?
Absolutely.  Structural modifications or hard flooring must be approve prior to installation and plumbing and electrical permits must be taken out.  You can paint or decorate as you wish however window coverings must be neutral in color in appearance from the outside.

This is the typical layout of 1 bedroom and den units at "St. Clare Villa".  Note: some are mirrored image, some have tub in the bathroom instead of shower- depending on the specific unit.  Exposures vary from South to North to West.
This represents layouts of the 01, 04, 06, 05, 07 suites.

This layout is for the large 2 bedroom plus den 03 suites.

2012 Sales at St. Clare Villa


Despite the slow Victoria Real Estate market of 2012, St. Clare Villa enjoyed its busiest year since it was built in 1999!

There were no resales in the period of 2002-2009 and below is a list of sales numbers since then:
2009-  1 sale
2010-  2 sales
2011-  1 sale
2012-  5 sales!

St. Clare Villa has been fortunate in that available units have resold.  Accordingly, the years of only 1 or 2 sales have simply been because there were only 1 or 2 units available in the calendar year!

For 2012, not only was there a record 5 sales but one of the suites enjoyed multiple offers from several interested parties.  The sales history of the complex is a testament to its appeal including location, proximity to amenities and so much more.

You will note that of the 24 units, 9 have changed hands in the past 3 years.  This is expected, as residents move as necessitated by their increasing needs for care in the community.
